NBN- FTTN- plan speed increased but poor result?

I was on FTTN 25/5 and was getting full speed but have just upgraded to 100/40 and only seeing 44/30. I am not on an Exetel supplied modem but am on a Asus DSL-AC68U. According to the NBN map (https://nbnmtm.carto.com/viz/6ab38cc4-1 ... public_map) I am 370 metres from a pillar and with a SNR of 6DB and line attenuation of 13.7 DB I'd expect about 87-95 down.
I am prepared to buy and try the Exetel modem but I'd really like to have the service checked first before I do this- based on the fact I was getting full speed prior to the upgrade. Is this possible?
