lower than expected sync

I've done some calculations with my attentuation, and given how close to the exchange I am, think I should have a much faster sync speed.
Google maps says I'm 750m away, but could even be shorter.

DSL Type: G.992.5 annex A
Bandwidth (Up/Down) [kbps/kbps]: 812 / 14.403
Output Power (Up/Down) [dBm]: 12,5 / 0,0
Line Attenuation (Up/Down) [dB]: 5,5 / 14,5
SN Margin (Up/Down) [dB]: 19,0 / 12,5

According to my calculations, I should be getting somewhere near 20kbps.

I don't really want to go and buy a new modem if the problem turns out to be elsewhere.

Can you tell me any details from your end as to what sync speed to expect?
